We offer affordable management fees without compromising on quality, Stellar Rentals make it easier for Owners to maximise their investment while providing Tenants with a high standard of living.
Our purpose is to create positive rentals experiences for both our clients and tenants.
We achieve this by being honest in our approach and transparent in our management processes.
Our Management Fee Starts at 7.0 % plus gst.
At Stellar rentals we donβt think itβs fair that homes with low property maintenance carry the cost of high work load properties. For example, rental properties targeting the student demographic may require more work than those targeting families. Therefore, we have created a fee structure based on the time and effort it takes to manage your property.
We will consider the age of the property, the current condition of the property and the size of the portfolio we are managing.
Whatβs included in our Management Fee:

Free no obligation.

Initial inspection and report for Owner/ updated Healthy Homes and Smoke Alarm compliance certificate/Free lock box installed at the property (owned by Stellar Rentals).

We will complete 4 routine inspections per calendar year. Reports will be provided to the Owner and the Tenant. We complete an initial inspection for all new tenancies within 6 weeks of the Tenants commencement date. This irons out any teething issues and allows us to demonstrate our standards for tenant occupancy. These services are included in the management fee.

We want to provide flexibility in using your own favourite trades people or benefiting from our supplier network we have handpicked. (no charge for using our suppliers) We manage any urgent property maintenance issues. We complete thorough maintenance checks during routine inspection and communicate any potential concerns. Included in the management fee.

We recommend having annual maintenance work undertaken as required.

We manage rent collection/Management reports/Bond collection and disbursement. Included in the management fee.

We will attend mediation/tribunal hearings on your behalf.
Not Included in our Management Fee:

We recommend having annual maintenance work undertaken as required. Maintaining Healthy Homes Compliance is required under the new legislation. This also extends to gutter cleaning/smoke alarm checks/chimney cleans and general maintenance. We will discuss your preferences as part of the onboarding of your property.

We charge a one-off fee of $500.00 plus gst per new tenancy. This includes the following: Trade me advertising/Unlimited credit checks and reference checks/viewings of applicants. Onboarding of Tenant/tenancy agreements and bond transfers.

To be completed between tenancies. We use an external provider for this service. You have no recourse unless you can proof the property was free of contaminants at the start of each new tenancy.

As industry experts we can provide a healthy homes inspection at the start of any new/ renewed tenancy.

Once the Tribunal order has been completed, we are able to recommend professional companies who can act on your behalf for the recovery of money owed by the Tenant.

On occasions it may be necessary to complete improvements to the property between tenancies. We can provide a service to support this level of maintenance work and can discuss our rate on application.
